Terms of Service

These Terms of Service (“Terms”) govern your access to and use of Landlord Command (the “Service”), operated by AI Innovation Solutions LLC, a Wisconsin limited liability company, doing business as Landlord Command (“we,” “us,” “our”). By creating an account or using the Service, you agree to these Terms. If you don’t agree, don’t use the Service.
1. Who can use the Service
You must be at least 18 years old and able to form a legally binding contract to use the Service. If you’re using the Service on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
2. Accounts
You’re responsible for keeping your account credentials secure and for everything that happens under your account. Tell us immediately if you suspect unauthorized access. We may suspend or terminate accounts that violate these Terms.
3. The Service
Landlord Command is a software-as-a-service platform for independent residential landlords. We provide tools to manage properties, tenants, leases, maintenance, rent collection, inspections, financial reporting, and related workflows.
We may add, change, or remove features at any time. We’ll give reasonable notice for material changes that meaningfully reduce functionality you rely on.
4. Subscriptions and payment
The Service is offered on a subscription basis. Current pricing is available at landlordcommand.com. By starting a subscription, you authorize us (and our payment processor) to charge your payment method on a recurring basis until you cancel.
Free trial: we offer a 60-day free trial of the Service on the Operator tier. We do not collect a payment method to start the trial, and nothing is charged automatically when it ends. At the end of the trial your account is paused until you choose a plan; your data is retained and your tenants can still pay rent in the meantime.
Cancellation:you can cancel at any time from your billing settings. Cancellation takes effect at the end of your current billing period; we don’t pro-rate refunds for partial periods unless required by law.
Rent collection fees: tenants may pay a bank-processing (ACH) fee on rent payments, disclosed at checkout. Card payments carry no separate tenant fee — the landlord absorbs card processing. Any tenant-facing fee reflects payment-processing cost and is disclosed before payment.
Failed payments:if a subscription payment fails, we’ll attempt to collect the amount due. We may suspend or downgrade your account if payment remains past due.
5. Acceptable use
You agree not to:
- Use the Service to violate any law or regulation, including fair-housing, consumer-protection, or anti-discrimination laws.
- Send unsolicited communications, spam, or harassing messages through the Service.
- Upload malicious code or attempt to interfere with the Service’s security or integrity.
- Reverse-engineer, scrape, or copy the Service in ways not permitted by these Terms.
- Use the Service to manage properties you don’t own, manage, or have legal authority to operate.
6. Your data
You own your data.You retain ownership of the property, tenant, and financial information you put into the Service (“Customer Data”). You grant us a limited license to host, process, display, and back up Customer Data as needed to provide the Service.
Export:you can export your Customer Data at any time. After account termination, we’ll keep your data available for export for 30 days, then delete it (subject to legal retention requirements).
Tenants’ rights:if you are a landlord, you’re responsible for ensuring you have the legal right to collect and share tenant information through the Service, and for complying with applicable privacy laws.
7. Intellectual property
The Service, including its software, design, content, and trademarks, is owned by us or our licensors. These Terms don’t grant you any right to our intellectual property beyond your right to use the Service while your subscription is active.
8. Third-party services
The Service integrates with third-party services (Stripe, Firebase, Google Cloud Platform, and others). Your use of those services is governed by their own terms. We’re not responsible for outages, errors, or policy changes by third-party providers, though we’ll work to keep the Service running reliably.
9. Disclaimers
The Service is provided “as is” and “as available.” We disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement, to the maximum extent permitted by law.
Not legal, tax, or financial advice.Landlord Command provides tools to help you manage your portfolio. It is not a substitute for advice from a licensed attorney, accountant, or financial advisor. Lease templates, tax reports, and any other documents the Service produces are starting points — you’re responsible for compliance with your state and local laws.
10. Limitation of liability
To the maximum extent permitted by law, our total liability to you for any claim arising out of or relating to the Service is limited to the amount you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost data, or business interruption.
11. Indemnification
You agree to defend, indemnify, and hold us harmless from any claim, loss, or expense (including reasonable attorneys’ fees) arising from your use of the Service, your Customer Data, your violation of these Terms, or your violation of any law or third-party right.
12. Termination
You can terminate your account at any time from your billing settings or by emailing us. We may suspend or terminate your account if you violate these Terms, fail to pay, or use the Service in a way that risks harm to us, your tenants, or others. Sections that by their nature should survive termination (ownership, disclaimers, limitation of liability, indemnification, governing law) will survive.
13. Governing law and disputes
These Terms are governed by the laws of the State of Wisconsin, without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Service will be resolved in the state or federal courts located in La Crosse County, Wisconsin, and you consent to personal jurisdiction there.
14. Changes to these Terms
We may update these Terms from time to time. If we make material changes we’ll notify you by email or through the Service at least 30 days before the changes take effect. Continued use of the Service after the effective date means you accept the updated Terms.
